Gas Safety (Installations and Use) Regulations 1994 (as amended)
All gas appliances in rented property must be checked for safety once a year by a CORGI registered plumber or a heating engineer. Following the check the tenants must receive a copy of the certificate within twenty eight days.
Any items deemed unsafe will be disconnected. Remedial works will be carried out as soon as possible to rectify the potential hazard.
Furniture and Furnishings (Fire) (Safety) Regulations 1988
(as amended 1989 and 1993)
The majority of upholstered items (sofas, armchairs, beds etc) manufactured after 1988 will comply with the new standards. Check for labels confirming they comply with these regulations.
