Tenants

Plus the team are all local residents, which gives you access to our unrivalled knowledge of Leeds. And of course, we only rent properties we’d be happy to live in ourselves. Tenant's Application Fees

Here at Redbrick we like to be transparent especially when it comes to Fees.

Not only do we mention the application fee at the earliest opportunity but we also take time to explain what these fees are for and the benefits that are gained from signing up at a letting agent.

We ask the application fee to be put down at the same time the completed application forms are handed back. Prior to this stage we give the applicant an opportunity to disclose information that may lead to an unsuccessful application, previous unsatisfied CCJ's for example.

Depending if the applicant is a full time student or professional we obtain the following:

Copy of Applicants I.D. Passport, Driving License etc

Credit Check

Obtain Current Employment Reference

Obtain Previous/Current Landlords Reference

We ask for a Guarantor where required

Our staff are on hand at all times to guide the applicants through the process which leads ultimately to the signing stage. We will inform them of their obligations as tenants and also what is to be expected from Redbrick as an agent.

You will benefit from the following:

All of our staff are trained in-house and offered places on external specialized training courses

You have the reassurance that we have a shop front and for our fully managed tenant's a 24 hour emergency phone line

We are also members of The Property Ombudsman, The National Approved Letting Scheme and MyDeposits.

We are also covered by a Professional Indemnity Insurance Policy which is specific to a Residential Lettings company

Student

Application fee (non-refundable): £65 per tenant, for our one & two bedroomed properties the charge is £100 per tenant

Bond: £300 per tenant

Professional

Application fee (non-refundable): £100 per tenant

Bond: Equivalent to five weeks rent

Re-Sign Fees

Student & Professional Re-Sign Fee: If a tenant of Redbrick decides to re-sign we charge £25 per tenant. This is to cover the drawing up of a new contract, collecting new guarantors and setting up new standing orders. If a tenant goes onto a rolling contract then we don't charge a re-sign fee because the work generated is minimal.

What we don't charge a tenant for

A Landlords written reference request if our tenants do decide to move on to another rented property. Some agencies charge their outgoing tenants £24 each for the privilege!

No charge if one of our tenants wishes to obtain a duplicate copy of their tenancy agreement. Again, some agencies take a charge from tenants for this service.
