One of our existing Managed landlord came up to Leeds looking to expand their portfolio. They were in a favourable position budget around 200k and a cash buyer which meant we could put forward properties which not only offered value for money in terms of number of bedrooms but impressive returns.

Two similar properties were shortlisted one in Headingley and one in Hyde Park, our advice was to go for the 8 bedroomed in Headingley, with it's total floor area of 217m squared (fantastic £ per square m return), it gave our builders more flexibility during the extensive summer refurbishment.

This decision also meant a very healthy refurbishment budget which enabled the installation of 4 en-suite's in the property and a new designer kitchen, including it's own range cooker. Also it gave our interior designer the luxury to kit the property out with high end furniture, flooring and carpets. Outcome one satisfied landlady who is currently achieving a 13% return.
